Most contracting careers in Mumbai start with the structure. Bhadresh Chavda's went the other way. He built Chamunda Constructions around the phase that starts once the RCC work is finished and the site goes quiet — waterproofing, plumbing, kitchens, bathrooms, tiling, dado, windows, lobbies and staircases — because that is the half of a building a buyer actually touches, and the half that decides whether they walk out impressed.
The first documented contract came in 2004: the complete finishing work at Abhay C.H.S.L in Tilak Nagar, Chembur, for Right Channel Constructions. He had already been working on Mumbai sites for several years by then. What he had learned in that time was narrow and useful — that finishing work almost never fails because a trade was bad at its job, and almost always fails at the junction where one trade hands over to the next.
That is the whole argument the business is built on. Take the complete finishing scope rather than a single trade, and every one of those junctions becomes one contractor's problem to solve rather than an argument for the builder to arbitrate. 18 projects and around 27 buildings later, across Chembur, Andheri, Kandivali, Malad, Borivali, Mulund and Bhayander, the method has not changed.
Nor has the way he runs a project. He still walks the structure floor by floor himself before a scope is quoted, still sets the trade sequence personally, and is still on site through the finishing phase rather than inspecting it weekly. The company has grown; the part where the founder is the person standing on the slab has not been delegated.

The first contract
Chamunda Constructions takes on the finishing work at Abhay C.H.S.L in Tilak Nagar, Chembur — 78,000 sq.ft. of residential building — for Right Channel Constructions. That relationship is still running today, more than twenty years later.

Four projects in two years take the work from Chembur into the western suburbs — Madhavkunj and Sakhi Apartment in Kandivali West, Mahesh Tower in Andheri West at 1,12,000 sq.ft., and Amesh C.H.S.L in Chembur at 1,32,000 sq.ft.

Aabiel Avenue in Malad West brings commercial units alongside residential for the first time. Grishma Heights follows in Kandivali West at 1,45,000 sq.ft. Then Tower 28 in Malad East — a Slum Rehabilitation Authority scheme of roughly ten buildings, including four sale wings of about 22 floors each.

Six things you can hold him to
None of these are promises about attitude. Each one is a thing that either happened on your site or did not, and you can check every one of them without taking anybody's word for it.
- The person who quotes the work is the person who has walked every floor of the structure.
- Waterproofing is flooded and held before anything covers it, and the builder is welcome to witness the test.
- Levels, layout and tile setting-out are struck before the first piece of material is laid, not corrected afterwards.
- The same finish standard applies to the last flat on the top floor as to the sample flat.
- Units are snagged and put right before they are offered for the builder’s inspection, not after.
- A delay is reported the week it happens, not the week before handover.
