Flooring is the largest continuous surface in a flat, which makes it the least forgiving. A joint that drifts a few millimetres over a long run is visible from the doorway, and a tile with a void under it will announce itself the first time someone walks across in hard shoes.
We lay flooring the slow way: substrate levelled and cleaned, layout set out dry before any adhesive, full bedding under every tile, and joints run to a line rather than to the last tile laid. It costs more time at the start and saves the replacement later.
Anyone can lay the material. What separates a finish that holds up from one that does not is the work that happens before it goes on.
Tiles are laid on a full bed rather than dabs at the corners. Voids underneath are what cause tiles to crack or lift under load years later.
Setting out is worked from a struck line across the room, so a small drift never accumulates into a visibly crooked joint by the far wall.
Layout is planned so cut pieces fall at the least visible edges, and so a sliver-width cut never ends up against a doorway.
Transitions and thresholds are set so finished floor levels match across a doorway, including where two different materials meet.
