What Happens At This Stage

This is the longest stage and the one where the plan either holds or doesn't. Our supervision is on site daily through the finishing phase, which means a problem is caught at the course it starts on, not after three more courses have gone up over it.

Trades run in the sequence locked in during planning, each one checked before the next is allowed to close over it — waterproofing before tiling, framing before plastering, first coat before second. The schedule is tracked floor by floor against the timeline given to the builder, and if a floor is falling behind, that is flagged early enough to do something about it.

Daily supervision means a levelling issue is caught in the first metre, not discovered when the whole wall is up and has to come down.

Nothing closes over unchecked work

Waterproofing, framing and every hidden layer are checked and signed off before the next trade covers them. What you can't see later is still verified before it disappears.

Progress reported honestly, floor by floor

The builder gets the real state of each floor against the plan, so a slip is a conversation while there's time to react to it, not a surprise at the end.
