In Mumbai, a window is a weather detail before it is an opening. Driven rain does not fall on a window, it is pushed at it sideways, and any gap between the frame and the opening becomes a path straight into the plaster.
We fix frames square and plumb into a properly prepared opening, pack and grout the gap solidly, and finish the external junction so water is shed away from the joint rather than led into it. A frame that is set well needs no sealant bead holding it together.
Anyone can lay the material. What separates a finish that holds up from one that does not is the work that happens before it goes on.
Frames are checked for square and plumb in the opening before anything is grouted. A frame set out of true will never close cleanly, whatever is done to it later.
The space between frame and opening is filled properly rather than covered over. An unfilled gap is a direct water path and a source of movement.
External sills are laid with a fall away from the building and a drip detail underneath, so runoff leaves the wall instead of tracking back along the underside.
Opening sections are worked through their full travel after fixing, so binding or misalignment is found before the flat is closed up, not by the occupant.
