The Work

The lobby is the first thing a prospective buyer walks into and the last thing they remember. It is also the most heavily used surface in the building — every resident, every delivery and every trolley crosses it, every day, for decades.

That combination is why lobby work needs both a display finish and hard-wearing detailing behind it. We treat it as a feature space: setting out planned around the sightline from the entrance, materials chosen to hold their appearance under traffic, and edges detailed so the space still looks new after a few years of use.

Floor patterns are centred on the line a visitor actually walks in on, so the space reads symmetrical from the door rather than from the drawing.

Material matched across the space

Stone and large-format slabs are laid out and matched for shade and vein before fixing, so the finished floor works as one surface instead of a patchwork.

Detailed for traffic, not just for photos

Edges, corners and lift surrounds are the parts that take the knocks. They are profiled and protected so the lobby still presents well after years of use.

Lighting recesses coordinated early

Ceiling coves and recesses are set out alongside the electrical layout, so fittings land on the detail rather than being cut into it afterwards.
